The El Dorado Private Terminal project comprises the development of a conceptual Master Plan for the spatial and operational reorganisation of the General Aviation Zone at El Dorado International Airport, as part of the private EDMAX initiative. The intervention encompasses the reconfiguration of three strategic areas: the Existing General Aviation Zone (AZAG), the New General Aviation Zone (NZAG) and the Western Apron. Its primary objective is to optimise land use, maximise airport operational efficiency and ensure the seamless technical and regulatory integration of the various stakeholders occupying the area with the proposed infrastructure.
At the heart of the proposal is the design of a new Executive Aviation Terminal, a building of approximately 3,200 m² conceived to consolidate Fixed-Base Operator (FBO) activities within a single facility. The architectural concept is defined by a transparent glazed envelope that establishes a direct visual connection between the landside environment and airside operations. Internally, the spatial organisation places emphasis on the passenger waiting areas, which are arranged as double-height spaces, while operational flows are structured through a clear two-level zoning strategy. The ground floor accommodates passenger processes and a central security screening area, while the upper floor is dedicated to administrative functions.
The proposal is complemented by an integrated urban and operational strategy that includes the relocation and reorganisation of associated technical infrastructure. The scope encompasses the spatial planning of maintenance hangars and the provision of dynamic aircraft parking aprons, parametrically designed to accommodate Code A, B and C aircraft. The development also establishes comprehensive connectivity across the site through a new network of taxiways and controlled access points, ensuring compliance with accessibility standards while meeting the spatial and operational requirements of the future aviation services fleet.
Conceived as a strategic intervention for the future of general aviation at El Dorado, the project delivers an efficient, flexible and coherent framework that enhances operational performance, improves the passenger experience and supports the long-term development of one of Latin America’s most important airports.
